Residential Sales

At Carroll McKeddie we fully appreciate our responsibility to vendors who have entrusted the sale of their most trusted asset to us. We strongly believe communication is the key to success, that’s why we keep our clients fully informed every step of the way to ensure they are comfortable with the direction we’re taking on their behalf.

We work closely with them to develop an effective marketing campaign which is designed to present the most appealing features of their property to potential purchasers and to maximise exposure for it in the market place.

Our experienced consultants have one basic but important objective in mind; to achieve the highest possible selling price for every property we market.

Project Management and Marketing

Our project marketing division has been responsible for the success of many of Melbourne’s most prestigious developments – ranging from small townhouse developments through to multi-storey complexes – in recent years. We have the level of expertise in this highly specialised area of residential real estate to enable us to work alongside architects and developers and provide expert guidance through every stage of a project from the initial concept to the sale of the final apartment or townhouse.

Because of our comprehensive knowledge of Melbourne’s inner suburbs, we can source a site that is most suitable for development; when the right location has been identified we will negotiate the purchase on behalf of the developer.

Our extensive data base of investors and financial advisors enables us to cost effectively market properties direct to the appropriate target audiences, saving the developer thousands of dollars in marketing and advertising costs.

Property Management

To us, property management goes far beyond just making sure rent is paid on time; our specialist property managers provide an exceptional standard of service and attend to every last detail associated with the management of our client’s properties. Naturally we regularly monitor rental payments and provide clients with comprehensive financial reports as well as conduct annual reviews of the income each property is returning to ensure the owner’s return is maximised.

Potential tenants are thoroughly screened before they are recommended to owners and to safeguard our clients’ interests, regular checks are carried out at the properties to see that tenants are maintaining them to the required standard. If any routine maintenance is required the matter will be bought to the attention of the owner immediately and, if requested to do so, the property manager will organise the necessary work to be undertaken by someone who is suitably qualified. Because we deal with the major relocation agencies we have a constant stream of quality tenants – many of whom are senior executives with Australia’s largest corporations – to place in our client’s properties.
